Construction of JR South Shinjuku Building (Provisional Name)

JR East is building a new high-standard rental office building on the site of the former outpatient ward and parking structure of JR Tokyo General Hospital.

The building will include a day-care center to support parents raising children as well as a fitness club to encourage healthy living.

LED lighting will be used throughout the building to make it more eco-friendly.

(1) Offices (floors 4 - 18)
 
  The medium/high-rise section of the building will feature a high-standard office zone with the most up-to-date facilities. A typical floor plan of the rental office spaces will be large, esthetically pleasing and without interior columns or posts, including more than 1,850 m2 or about 560 tsubo of area, and a generous ceiling height of 2.9 meters. For security, the building access control system will use Suica cards.

(2) Features and services
 
  Access
    The building will be linked directly to JR Shinjuku Station by way of Southern Terrace with a bridge over Tokyo Metropolitan Highway no. 414 and by a pedestrian deck to be constructed at the building. Along with the deck, an elevator and escalator will be installed, providing a pedestrian route to JR Tokyo General Hospital.

  Day-care center (first basement/local street level)
    A day-care center with capacity for 45 children and with an attached playground will open in the low-rise section of the building (alongside the local street).

  Fitness club (floors 1 - 3)
    A comprehensive fitness club will open in the low-rise section of the building (alongside the local street), featuring a large-scale training gym, three lesson studios and a 25-meter pool. There will also be a bathing facility with saunas and open-air baths to offer a place for relaxation.
 
  Environmental and other considerations
 
Eco-friendly LED lighting will be used throughout the building, which will also have district heating and cooling.
 
Green areas will be established on the roof and in other areas. A garden will be planted on the rooftop of the low-rise section of the building to give office workers a quiet, relaxing place.
 
On the local street side, the building is set back from the property boundary to provide pedestrians a passage they can use.
 
Shops will be opened in the building’s low-rise section (alongside the Tokyo metropolitan highway).
